Evaporator Coil (Indoor)

Our AC Coil Cleaning Process
We follow a thorough, multi-step process to safely deep-clean both indoor and outdoor coils without damaging the delicate fins or other system components.
Inspection and System Shutdown: Before we touch a coil, we shut off power at the breaker, open up the air handler and outdoor unit, and inspect the condition of both coils. We also check the surrounding components, including the drain pan, blower wheel, filters, and refrigerant lines, for any related issues.
Evaporator Coil Cleaning: We carefully remove or access the indoor coil and use a no-rinse, food-grade coil cleaner designed to dissolve biofilm, dust, and mold without damaging the metal. For heavily soiled coils, we use foaming cleaners that penetrate deep between fins. After the cleaner does its work, we follow up with a sanitizing treatment to kill remaining mold and bacteria.
Condenser Coil Cleaning: For the outdoor unit, we clear away any vegetation or debris around the cabinet, remove the top fan, and apply a heavy-duty alkaline coil cleaner. We then thoroughly rinse from the inside out using controlled water pressure to push debris out the same way it came in, never the wrong direction, which can pack dirt deeper.
Fin Straightening and Component Check: Bent fins reduce airflow even after cleaning, so we straighten any damage we find using a fin comb. We also check the contactor, capacitor, and fan motor for signs of stress or failure related to dirty-coil overheating.
System Restart and Performance Test: After everything is reassembled, we restore power, monitor refrigerant pressures, check airflow, and verify that the temperature differential between supply and return air is back in the normal range. We document the work and let you know if any other issues need attention.
