WHY DUCTLESS WORKS SO WELL IN FLORIDA
Most parts of the country have AC systems that run a few months a year. In Florida, your AC is pulling moisture out of the air nearly every single day, which means the ductless system is in constant use. A typical residential AC removes between 5 and 20 gallons of water per day during peak humidity, and every drop of it has to flow through that line.
That nonstop flow combined with our heat creates the perfect environment for algae and bacterial growth inside the pipe. Add in the fact that most homes here have ductless systems running through hot attics where the warmth speeds up biological growth, and you have a maintenance issue that almost every Florida home will face at some point.
This is also why ductless system clogs tend to surface in the worst possible moments. They almost always show up during the hottest, most humid stretches of summer when the AC is working hardest and producing the most condensation.
Most clogged ductless systems give off warning signs before they cause real damage. Catching them early can save you from water-stained ceilings, soggy carpet, or a complete system shutdown.

In most cases, cleaning is all your line needs. But there are situations where the line itself has to be replaced, and we'll be straight with you about which one applies to your system.
Cleaning restores flow, removes algae and biofilm, and clears blockages. It's quick, affordable, and the right call for the vast majority of clogs.
Replacement is recommended when the line is cracked, broken, improperly sloped, undersized, or so old that buildup keeps recurring no matter how often it's cleared. We'll walk you through the cost and timeline before any work starts.
OUR DUCTLESS INSTALLATION PROCESS
We don't just blast the line with water and hope for the best. Our process is designed to actually fix the problem and reduce the chance of it coming back.
Inspection of the ductless system and Pan
We start at the air handler. We check the primary ductless pan, the auxiliary pan, the float switch, and the line itself for damage, slope issues, and signs of long-term water exposure.
Locating the Clog
We trace the line from the air handler to its outdoor termination point and identify where the blockage is sitting. Some clogs are right at the trap, others are deeper in the line.
Mechanical Clearing
For most clogs we use a wet/dry shop vacuum at the outdoor termination point to pull the blockage out and restore flow. For tougher clogs we'll use compressed air or a small hand auger from the access port near the air handler.
Flushing and Treatment
Once the line is clear, we flush it with a cleaning solution that breaks down remaining algae and biofilm. We follow up with a treatment that helps prevent regrowth between visits.
Pan and Float Switch Check
We clean out the ductless pan, test the float switch to make sure your safety shutoff is working, and inspect the area for any moisture damage that needs attention.
Final Test
We pour water through the line and watch the flow at the outdoor termination point to confirm full ductlessage. We also restart the system and verify the AC is cycling and cooling properly.
Once we've cleared the line, there are a few simple steps to keep it that way.
Routine Treatment
Pouring a small amount of distilled white vinegar into the ductless system access port every couple of months helps prevent algae growth. We can show you exactly where to pour it during your service visit.
Annual Professional Cleaning
A yearly professional ductless mini-split installation catches early buildup before it becomes a clog and includes a full check of the pan, float switch, and surrounding components.
Maintenance Agreements
