Indoor Air Quality Assessment

Find Out What You're Breathing and How to Fix It

Home / Indoor Air Quality

You can't see it, but the air inside your home may be working against you. According to the Environmental Protection Agency, indoor air can be two to five times more polluted than outdoor air — and in some cases, far worse. That's a difficult thing to wrap your head around, especially when your home looks clean, and your HVAC system seems to be running fine. But air quality problems are invisible by nature, and the symptoms they cause — persistent allergies, headaches, fatigue, respiratory irritation, trouble sleeping — are easy to blame on something else.

An indoor air quality assessment is the first step toward understanding what's in the air your family breathes every day and what can be done about it. At Vortex Heating & Cooling, we inspect your HVAC system, evaluate your air handler, examine your ductwork and filtration, and identify the specific contaminants and conditions affecting your home's air. From there, we recommend targeted solutions — not a one-size-fits-all product, but the right combination of purification, filtration, and ventilation for your specific situation.

We're a family-owned company with over 23 years of HVAC experience, serving Pasco, Pinellas, Hillsborough, and Hernando Counties. Same-day service is available, and every assessment comes with a free on-site estimate.

Why Indoor Air Quality Is a Bigger Problem Than Most People Realize

Most of us spend the vast majority of our time indoors — at home, at work, at school. In Florida, where it's too hot and humid to leave windows open for most of the year, our homes are sealed up tight with the air conditioner running nearly around the clock. That means the same air recirculates through your HVAC system and ductwork repeatedly, picking up and redistributing any contaminants present.

In a well-maintained home with clean ductwork, good filtration, and a healthy HVAC system, the recirculated air stays relatively clean. But when any part of that equation breaks down — dirty ducts, a neglected air handler, an inadequate filter, excess humidity, or hidden mold — the quality of your indoor air deteriorates, often without any obvious warning signs.

The tricky part is that poor indoor air quality doesn't announce itself the way a broken air conditioner does. There's no sudden event that tells you something is wrong. Instead, the effects build gradually. You might notice your allergies are worse when you're at home. Your kids might be coughing more at night. You might wake up with a scratchy throat or feel unusually tired even after a full night's sleep. These symptoms are easy to dismiss individually, but together they often point to an indoor air quality problem that's been developing for months or even years.

What Affects Indoor Air Quality in Florida Homes

Florida's climate creates a distinct set of air quality challenges that homeowners in other parts of the country rarely face. Understanding what's working against you is the first step toward fixing it.

Humidity

This is the single biggest air quality factor in Florida homes. When indoor humidity levels climb above 60 percent, which happens easily in our climate, it creates conditions that promote mold growth, dust mite reproduction, and bacterial activity. Your air conditioner is designed to remove some humidity as it cools, but if your system is oversized, aging, or paired with leaky ductwork, it may not be dehumidifying effectively. The result is air that feels clammy and an environment where biological contaminants thrive.

Mold and Mildew

Mold needs three things to grow: moisture, warmth, and an organic surface. Florida provides all three in abundance. Inside your HVAC system, mold commonly grows on evaporator coils, in drain pans, in ductwork, and around the air handler, all areas where moisture, darkness, and limited airflow combine. Once established, mold releases spores that circulate through your home every time the system runs. Some mold species produce mycotoxins that can cause serious health effects with prolonged exposure.

Volatile Organic Compounds (VOCs)

VOCs are gases released from common household products — cleaning supplies, paint, new furniture, flooring, air fresheners, and even cooking. In a tightly sealed Florida home where windows stay closed most of the year, these gases accumulate rather than dissipating naturally. At elevated levels, VOCs can cause headaches, dizziness, eye and throat irritation, and longer-term health concerns with chronic exposure.

Allergens and Particulate Matter

Pollen, pet dander, dust mites, insect debris, and fine particulate matter are all present in Florida homes to varying degrees. Standard HVAC filters catch the largest particles, but many common allergens are small enough to pass right through a basic filter and continue circulating. Florida's extended pollen seasons — with multiple overlapping cycles of tree, grass, and weed pollen — mean that outdoor allergens are constantly being tracked and pulled into your home.

Carbon Dioxide Buildup

In homes with limited fresh air exchange, which describes most sealed, air-conditioned Florida homes, CO2 levels can rise above comfortable thresholds, especially in bedrooms at night. Elevated CO2 doesn't cause acute health problems at typical residential levels, but it contributes to that stuffy, stale feeling that makes a home feel uncomfortable and can affect sleep quality and mental clarity.

Off-Gassing from Building Materials

Newer homes and recently renovated spaces can experience off-gassing from construction adhesives, insulation, composite wood products, and synthetic materials. These emissions are highest in the first few months after construction or renovation, but can continue at lower levels for years, particularly in warm environments like Florida, where heat accelerates the release of these compounds.

What Our Indoor Air Quality Assessment Includes

When you schedule an indoor air quality assessment with Vortex Heating & Cooling, you're getting a thorough, hands-on evaluation, not a quick visual check and a sales pitch. We look at the complete picture of how your HVAC system, ductwork, and home environment interact to affect the air you breathe.

Air Handler Inspection

Your air handler is the heart of your HVAC system's air distribution. We inspect the evaporator coil, blower motor, drain pan, and drain line for mold growth, moisture issues, and contamination. A dirty or moldy air handler can be the single largest source of indoor air quality problems because every cubic foot of air in your home passes through it.

Ductwork Evaluation

We examine your ductwork for contamination, mold, moisture intrusion, and physical damage. Leaky or dirty ducts can introduce contaminants directly into your living spaces and compromise the effectiveness of even the best filtration system. If we find issues, we'll discuss whether duct cleaning, repair, or replacement is the appropriate solution.

Filtration Review

Not all air filters are created equal, and the wrong filter, either too restrictive or too permissive, can harm your air quality and your system's performance. We evaluate your current filtration setup and recommend the right filter type and MERV rating for your system and your air quality goals. In some cases, we may recommend upgrading to a whole-home air filtration system for more comprehensive particle removal.

Humidity Assessment

We check indoor humidity levels and evaluate how effectively your HVAC system is controlling moisture. If humidity is too high, we'll identify why, whether it's an oversized system, a refrigerant issue, ductwork leaks, or simply the limits of your current equipment, and recommend solutions ranging from system adjustments to dedicated dehumidification.

Ventilation Evaluation

Proper ventilation is essential for diluting indoor pollutants and bringing in fresh air without compromising your HVAC system's efficiency. We assess your home's ventilation and recommend improvements if your indoor air is stagnant or if CO2 and VOC levels suggest inadequate air exchange.

Solutions We Recommend Based on Your Assessment

Every home is different, and there's no single product that solves every indoor air quality problem. That's exactly why the assessment comes first — so we can match the solution to the actual issue, not sell you something you don't need. Depending on what we find, we may recommend one or a combination of the following.

Air purification systems

Whole-home air purifiers integrate directly into your HVAC system and treat all the air that passes through. Options range from HEPA-style filtration for particle removal to photocatalytic and UV-based systems that neutralize mold, bacteria, viruses, and VOCs. We'll recommend the purification technology that addresses the specific contaminants in your home.

UV germicidal lights

Installed inside your air handler, UV-C lights continuously kill mold, bacteria, and other biological contaminants on the evaporator coil and in the air stream. They're particularly effective in Florida homes where moisture and mold are ongoing concerns. Once installed, they work silently in the background with minimal maintenance.

Upgraded filtration

Sometimes the solution is as straightforward as moving from a basic fiberglass filter to a higher-rated pleated filter or a media filter cabinet that captures a much wider range of particles. We'll make sure any filtration upgrade is compatible with your system so it improves air quality without restricting airflow.

Dehumidification solutions

If excess humidity is the primary issue, we may recommend a whole-home dehumidifier that works alongside your HVAC system to maintain optimal humidity levels independent of the cooling cycle. This is especially effective in homes where the air conditioner alone can't keep humidity below 60 percent.

Duct cleaning and sanitizing

If contaminated ductwork is contributing to your air quality problems, a professional duct cleaning and antimicrobial treatment can make a significant difference. We offer comprehensive duct cleaning and sanitizing as a standalone service or as part of a broader air quality improvement plan.

Ventilation improvements

For homes with inadequate fresh-air exchange, we can recommend and install ventilation solutions that introduce filtered outdoor air without overloading your HVAC system.

Who Benefits Most from an Air Quality Assessment?

While every home can benefit from an indoor air quality evaluation, some households stand to gain more than others.

Families with allergy or asthma sufferers

If anyone in your household has chronic allergies, asthma, or other respiratory conditions, your indoor air quality directly affects their daily comfort and health. An assessment can identify specific triggers and lead to targeted solutions that provide real relief.

Homes with young children or elderly family members

Children and older adults are more vulnerable to the effects of poor air quality. Their respiratory and immune systems are more sensitive to mold, allergens, and chemical irritants, making clean indoor air especially important.

Pet owners

Pets contribute dander, hair, and tracked-in allergens that accumulate in your duct system and circulate through your home. An assessment helps determine whether your current filtration is adequate or if additional steps are needed.

Homes that have had moisture or mold issues

If you've dealt with water intrusion, a roof leak, or visible mold in any part of your home, there's a good chance your HVAC system and ductwork were affected. An assessment reveals whether mold has spread into areas you can't see.

Newly purchased homes

When you move into a home, you inherit the previous owner's air quality along with their walls and roof. An assessment gives you a clear picture of what you're working with and what needs to be addressed.

Homes near construction or high-traffic areas

Ongoing nearby construction and heavy road traffic generate particulate matter and pollutants that can enter homes. If your home is in a developing area, an assessment can determine whether your filtration needs to be upgraded.
