Both include a comprehensive inspection and tune-up that goes far beyond a basic filter check. Why Maintenance Matters More in Florida
Every HVAC technician recommends regular maintenance, but in Florida, it's not just good advice - it's essential. Here's what makes our climate uniquely demanding on heating and cooling equipment.
Near-constant runtime
Your system runs for eight to ten months a year in Florida. That's two to three times the annual runtime of a system in a northern state. More runtime means more wear on every mechanical and electrical component in your system.
Humidity and moisture
Florida's humidity forces your system to remove enormous amounts of moisture from the air. That moisture has to go somewhere, through the drain line, into the drain pan, and out of your home. When those pathways get clogged or backed up, you get water damage, mold growth, and a system that can't dehumidify effectively. A maintenance visit includes flushing and treating these components to prevent backups before they happen.
Biological contamination
Bugs, lizards, rodents, and even frogs regularly find their way into outdoor condenser units and electrical panels in Florida. They cause short circuits, damage wiring, and create blockages. Our maintenance checklist includes cleaning the electrical panel and condenser, as these are common issues in our service area.

Our Maintenance Plans at a Glance
We offer two levels of coverage to match your needs and budget. Both plans include a thorough, multi-point inspection and tune-up performed by our certified technicians. The Gold Plan adds a second annual visit, priority service benefits, and ductwork sanitizing for homeowners who want the highest level of protection.
- Test heating & cooling to ensure proper operation
- Measure refrigerant levels
- Add up to 1 lb. of 410A or R22 (if needed)
- Clean electrical panel on condenser of bugs, rodents, or reptiles
- Amperage draw on condenser motors & compressor — verify within allowable limits
- Check all low voltage connections and tighten (if needed)
- Check incoming & outgoing voltages on contactor
- Check contactor for pitting or charring
- Check microfarads on capacitor(s) — verify within limits
- Check all high voltage connections and tighten (if needed)
- Rinse outdoor coil and remove debris from condenser
- Change batteries with customer-provided batteries (if needed)
- Test heat strip operation and clean off dust buildup
- Flush drain line with condensate drain cleaner
- Flush primary drain pan and remove any buildup
- Add condensate pan tablets to protect pan from future buildup
- Check safety switches for proper operation
- Measure temperature differential entering and leaving your air handler
- Inspect indoor coil, blower motor, and wheel for buildup & microbial growth
- Check ductwork for any air leakage
- Change filters with homeowner-supplied filters (if needed)

Gold vs. Silver: Which Plan Is Right for You?
Both plans provide excellent value and a thorough inspection that will keep your system running well. The decision comes down to how much coverage and convenience you want.
Choose the Gold Plan if your system is older or works especially hard, for example, if you have a larger home, run your AC at lower temperatures, or have had repair issues in the past. The second annual visit catches problems that can develop between seasons, and the no-service-call-fee benefit gives you real financial protection if something goes wrong between visits. The included ductwork sanitizing is also a significant value-add for families concerned about air quality.
Choose the Silver Plan if you have a newer system in good condition and want a comprehensive annual checkup to keep it that way. It's an affordable way to stay on top of maintenance and catch issues early, and you can always upgrade to the Gold Plan later if your needs change.

What Happens When Something Goes Wrong Between Visits
Even with regular maintenance, unexpected issues can come up. When they do, Vortex Heating & Cooling offers 7-day extended hours HVAC repair from Monday - Friday from 7:00 AM to 9:00 PM and Weekends from 7:00 AM to 4:00 PM. We strive to begin working on your system within 24 hours of your call, and Gold Plan members enjoy no service call fees for breakdowns between their scheduled maintenance visits.
Our thorough inspection during every maintenance visit also gives you the information you need to plan ahead. If we spot a component that's aging or trending toward failure, we'll let you know so you can budget for the repair or replacement on your terms, not in the middle of an emergency.

When is the best time of year to schedule HVAC maintenance in Florida?
The ideal time is early spring, March or April, before the heavy cooling season begins. This ensures your system is tuned up and ready to handle the summer workload. For Gold Plan members with two visits per year, we typically recommend a spring visit before cooling season and a fall visit before heating season. That said, maintenance is valuable any time of year, and we'll work with your schedule to find a convenient time.
