Duct Cleaning & Sanitizing

Cleaner Ducts, Healthier Air, Better Comfort

Home / Duct Cleaning & Sanitizing

Every time your air conditioner or heater cycles on, the air your family breathes passes through your ductwork first. If those ducts are filled with years of accumulated dust, pet dander, pollen, mold spores, or pest debris, all of that gets pushed right into your living spaces — into your bedrooms, your kitchen, the room where your kids play. You can't see it happening, but the effects show up in allergy symptoms, respiratory irritation, musty odors, and a home that never quite feels clean no matter how often you dust.

Professional duct cleaning and sanitizing remove contaminants that have built up inside your duct system over time and treat the surfaces to inhibit future mold and microbial growth. It's one of the most impactful things you can do for your home's air quality — and one of the most overlooked.

Vortex Heating & Cooling provides thorough duct cleaning and sanitizing services for homes and businesses across Pasco, Pinellas, Hillsborough, and Hernando Counties. We're a family-owned company with over 23 years of HVAC experience, and we take pride in helping protect your family's health. Same-day service is available, and every estimate is free and on-site.

What's Actually Inside Your Air Ducts?

Most homeowners have never looked inside their ductwork, and what accumulates there over the years might surprise you. Your duct system is a closed network of channels that runs through some of the least controlled areas of your home — your attic, walls, and the space above your ceiling. Everything that makes its way inside tends to stay there, building up layer by layer over time.

Dust and debris

This is the most common contaminant. Household dust — a mix of dead skin cells, fabric fibers, dirt tracked in from outside, and fine particulate matter — settles inside your ducts every time the system runs. Over the years, it accumulates into a visible coating on the interior surfaces of your ductwork.

Mold and mildew

Florida's combination of heat and humidity creates ideal conditions for mold growth, and the inside of your duct system is no exception. When warm, humid attic air meets the cool surfaces of your supply ducts, condensation forms — and where there's moisture, mold follows. You may notice it as a musty smell coming from your vents, especially when the system first kicks on.

Pollen and allergens

Even with air filters in place, microscopic pollen, dust mites, and other allergens find their way into your duct system. Once inside, they circulate through your home every time the air handler runs. For anyone in your household who suffers from seasonal allergies, asthma, or other respiratory conditions, contaminated ductwork can significantly worsen symptoms.

Pet dander

If you have dogs or cats, their dander — tiny flakes of skin shed naturally — becomes airborne and gets pulled into the return ducts along with everything else. Pet dander is one of the most common indoor allergens, and it accumulates inside ductwork over time, even in homes where pets are well-groomed.

Pest droppings and contaminants

Rodents, insects, and other pests that find their way into your attic or wall cavities can also get into your ductwork through tears, gaps, or poorly sealed connections. They leave behind droppings, urine, nesting materials, and in some cases, the pests themselves. These biological contaminants are a serious health concern and should be addressed with both cleaning and sanitizing.

Construction dust and renovation debris

If your home has undergone remodeling, additions, or even minor construction work, the dust generated during those projects almost certainly made its way into your duct system. Drywall dust, sawdust, and insulation particles are especially common and can linger in your ducts long after the project is finished.

Why Duct Cleaning Matters More in Florida

In most parts of the country, HVAC systems get a seasonal break, running for heating in winter and cooling in summer, with months of downtime in between. In Florida, your system runs nearly year-round. That means air circulates through your ductwork almost constantly, picking up and redistributing contaminants inside those ducts every day.

Florida's climate also creates unique conditions that accelerate contamination. Our humidity levels promote mold growth inside ductwork faster than in drier climates. Our year-round warm temperatures mean pollen seasons overlap and extend far beyond what homeowners in northern states experience. And the extreme heat in Florida attics, which regularly exceeds 140°F in summer, can degrade duct materials and insulation, creating gaps that allow unfiltered air and contaminants to enter the system.

The bottom line: if you live in Florida and your ducts haven't been professionally cleaned in several years, there's a very good chance they're affecting your indoor air quality, your health, and your HVAC system's efficiency.

Our Duct Cleaning and Sanitizing Process

At Vortex Heating & Cooling, we don't cut corners on duct cleaning. We follow a thorough, systematic process to remove contaminants from your entire duct system, not just the sections closest to the vents.

Inspection and Assessment

Every duct cleaning starts with a visual inspection of your ductwork, including the supply plenum, return ducts, and individual supply runs. We check for visible contamination, mold growth, damage, and any conditions that need to be addressed before cleaning begins. If we find ductwork that's too damaged to clean effectively, we'll let you know and discuss your options, including targeted repair or full duct replacement.

Complete Cleaning

Using professional-grade equipment, we clean the interior surfaces of your supply and return ducts, removing accumulated dust, debris, and biological contaminants. We clean each run individually, as well as the supply plenum and the area around your air handler. Our process is thorough without being destructive. We clean your ducts without damaging the interior liner or insulation.

Sanitizing Treatment

After cleaning, we apply an antimicrobial sanitizing treatment to the interior surfaces of your ductwork. This treatment kills mold, mildew, bacteria, and other microorganisms on contact and leaves a residual barrier that helps inhibit future growth. This is especially important in Florida, where the humidity and temperature conditions that promote mold growth never really go away. Cleaning removes what's there now. Sanitizing helps keep it from coming back.

Final Inspection and Airflow Check

Once the cleaning and sanitizing are complete, we do a final inspection to verify that all sections have been thoroughly addressed. We also check airflow at each register to make sure everything is operating properly and that no connections were disturbed during the process.

When Should You Have Your Ducts Cleaned?

There's no single rule that applies to every home, but here are the situations where professional duct cleaning makes the most sense.

  • It's been three or more years since your last cleaning. For most Florida homes, having your ducts professionally cleaned every three to five years is a reasonable schedule. Homes with pets, smokers, or family members with allergies or asthma may benefit from more frequent cleaning.
  • You've noticed musty odors from your vents. A musty or stale smell when your system is running is one of the most common signs of mold or mildew in your ductwork. This shouldn't be ignored — it means you're breathing in mold spores every time the air handler cycles on.
  • Allergy or respiratory symptoms have worsened indoors. If you or your family members are experiencing increased sneezing, congestion, coughing, or irritation at home, especially when the AC is running, contaminated ductwork may be contributing to the problem.
  • You've had a pest issue in your attic or walls. After any rodent or pest infestation, your ductwork should be inspected, cleaned, and sanitized. Even if the pests have been removed, the contaminants they left behind can continue circulating through your home.
  • You've recently completed a renovation or construction project. Construction generates enormous amounts of dust and particulate matter that get pulled into your duct system. A post-renovation duct cleaning removes that debris before it becomes a long-term air quality problem.
  • You've just moved into a new home. You don't know what the previous owners' habits were, whether they had pets, how often they changed their air filters, or when the ducts were last cleaned. Starting fresh with a professional cleaning gives you a clean baseline for your new home.
  • You're installing a new HVAC system. Pairing a brand-new air conditioner or heat pump with contaminated ductwork means your new equipment is immediately circulating dirty air. If you're investing in new HVAC equipment, it's worth having the ducts cleaned at the same time.

The Difference Between Duct Cleaning and Duct Replacement

Duct cleaning and duct replacement are related but serve different purposes, and knowing which one you need can save you both money and frustration.

Duct cleaning is the right choice when your ductwork is structurally sound, has no significant tears, disconnections, or collapsed sections, but has accumulated dust, debris, mold, or other contaminants on the interior surfaces. Cleaning restores air quality and system efficiency without the cost of new ductwork.

Duct replacement is necessary when the ductwork itself has failed, when the insulation has deteriorated, the inner liner is torn, connections are compromised, or the ducts are too old or damaged to be cleaned effectively. In these cases, cleaning would only be a temporary fix, and replacement is the better long-term investment.

During every duct cleaning appointment, we inspect your ductwork as part of the process. If we find sections that need repair or if full replacement makes more sense, we'll explain what we found and give you a clear, honest recommendation. We never upsell duct replacement when a good cleaning is all you need.
